House listings don’t sell themselves, that is why an experienced real estate agent is needed. I provide you with ease of mind, and take away all the hassle in selling your home.
YOUR GOALS AND OBJECTIVES. I listen to your goals and objectives. What are your plans and what you want out of selling your home, and provide timing and price information. I walk you through the process, the ideal scenario for selling and answer any concerns you may have.
CURRENT MARKET. I give you current market information, supply/demand/pricing trends. And give you a specific property review to compare your home to others. We then talk about which of the pricing strategies work best for you.
HOME PREPARATION ASSISTANCE. I give you, FREE of charge, a General Home Inspection, a Professional Staging Consultant, and a Professional Photographer. We discuss any repairs/improvements, landscaping/curb appeal, and staging.
MARKETING PREPARATIONS. I prepare the ideal buyer profile, get my marketing team to write and design a copy for our ads, flyers, internet site, and syndication to over 500 websites; such as Realtor.com, Yahoo real estate, MSN, Trulia, Zillow, Facebook, Twitter, Tumblr, Pinterest and others. Magazine advertizing, and on the Los Angeles newspaper Real Estate section. Your home will also be on the Multiple Listing Service (MLS) the largest real estate database, Stanford Raffles Realty and other company owned websites. A color picture on Brokers Caravan Magazine. And, not to forget, send out over 1,000 full-color postcards to prospective buyers. And that’s just for starters, All at NO COST to YOU!
PROPERTY INTRODUCTION. I will network with Realtors and alert current buyers that your home is on the market. I will print full-color brochures, mail and email to prospective buyers. I will have a Brokers Preview of your home, and hold a First Public Open House with flowers and refreshments.
SHOWING THE PROPERTY. I will prequalify all prospective buyers to avoid wasting your time. I personally do all showings, creating the proper first impression, highlighting your home’s features, answering buyer questions, objections, and creating value.
COMMUNICATION. I establish a method and interval to contact you daily or weekly on calls and updated information. I communicate our marketing activities, showing activities and feedback, and provide current market activity on new sales or listings. If your needs change, I am there!
NEGOTIATING OFFERS, ESCROW, CLOSING. I will communicate all offers received in writing. We will go over the offer analysis, plusses and minuses. I will protect your interests at all times. When we enter escrow we will create a timeline, I will manage the contract, our duties and your responsibilities. I will take care of all inspections, disclosure documents, additional negotiations (if any), removal of contingencies, and prepare for the close and final details. At closing, I will help you transition from your sold property, provide you with a detail folder of the closing statement and all documents of the sale.
THE FUTURE. For me, my work does not end with the sale of your home! I will be there for any future needs you may have and keep you informed when any question arises. I remain a resource for all your real estate information.
